Croydon Social Housing

The social housing pre planning application proposal consists of a mix of apartments of various sizes.

A pre-planning application was prepared for a 40-unit social housing scheme on Green Belt land in Croydon, where planning policy and site sensitivity were central to the design approach from the outset.

The proposal was developed with a clear planning strategy, carefully addressing Green Belt policy considerations, housing need and site constraints. A mix of apartment sizes was introduced to align with local and London-wide housing policies, while the overall scale and layout were designed to minimise impact on openness and landscape character.

As part of the pre-application process, we also tested an alternative development strategy involving a pair of residential towers, enabling constructive dialogue with the local authority around density, massing and policy compliance.

Submitted for pre-planning discussions in 2022, the scheme provided early engagement with Croydon Council, helping to de-risk the site, clarify policy expectations and establish a robust framework for future planning applications.
